AJH Custom Homes focuses on building homes for clients on individual lots throughout the upstate of South Carolina. This means you have the freedom to tailor your new house to fit your needs instead of purchasing someone else’s repeated design. We work with clients who already have a house plan as well as working with those just getting started on the design through build process. We are especially adept at city infill building and through our sister company, Designed for Downtown, we can work with you to design-build your dream home.
Whether you bring your own drawings or have us create a design for you, we will evaluate your plans and your site for “build-ability”. This process allows us to make sure your house will sit well on its site, and provide you an accurate estimate of build costs.
Once we settle on a design and sign the contract, it's time to break ground! We recognize that communication in all phases is key to a pleasant experience and a finished product that matches the homeowner's dreams. To facilitate this ongoing conversation, we use a range of processes and media.
Basecamp Projects
Writing, not memory, is critical for keeping both homeowner and contractor in the picture. During the construction process, homeowner selections, needs, and deadlines can quickly become overwhelming. We use Basecamp.com to give each homeowner their own project "file": a single online place to upload photos, ask questions, review schedules, and approve fixture selections. Both the AJH Custom Home team and the homeowners have access to these private folders, and automatic emails are sent to notify the other party when a new file is shared. iPads and iPhones for our supervisors extend communication into the field to ensure all updates reach the correct people. This element above all others is how we strive to eliminate confusion and mistakes. Organized and easy to navigate, Basecamp cuts down on paper-shuffling-and on the possibility of lost documents and miscommunication.
Schedules
Schedules, updated weekly, provide us with target dates and goals. They also let homeowners know when deadlines for selections are approaching and help them to plan, not just for the next week, but for the whole phase of the project. When does grading begin? When do I need to pick out tile? When can I expect to see fixtures installed? The schedule answers all these questions and, by placing expectations in front of both the homeowner and the contractor, keeps the project running without hitches. Selection Assistance
A new house requires many decisions from the homeowner, from initial design to paint colors to the very last doorknob. For some homeowners, this is the most enjoyable part; for others, the sheer number of choices is daunting. To keep the process as painless as possible, we utilize many tools to help you pick just the right finishes for your new house. We have relationships with many companies in the Greenville area where you can see and select from items in their showrooms for a cohesive look through out your house. We find it particularly helpful to be able to see and touch finishes like faucets, tile and carpet before committing to purchasing them. In addition to local showrooms, our in-house design staff can help you pull together selections from an array of sources. This is a great resource if you aren’t sure what finishes you want, or just need help narrowing down your options.
Material Specification Sheets
Many options are discussed throughout the design phase. These Google Sheets, developed and updated by AJH, ensure that the options are kept in front of both parties and that changes are quickly noted in writing. They also provide a single place for homeowners to approve selections, so that no fixture is ordered without the client signing off on it. Material specification sheets note allowances for different categories-electrical or plumbing fixtures; tile and granite; paint colors; etc.-and also track actual costs of selections, so that homeowners can see at a glance where they are on budget. They also provide a permanent record of what was purchased so that the warranty process is as easy as possible. If you have ever wondered 2 years after painting a room “what color did we use”… you will be glad to have the AJH Custom Homes MSS documents after your build. All those questions are recorded for future reference.
Warranty
Moving into a new house is one of the most exciting experiences in life. AJH wants to ensure that your excitement isn’t tempered by problems. At the close of the project our superintendents will provide you with a “handoff packet” including the Material Specification Sheets, warranty documents and close out documents. We have a dedicated warranty manager and the warranty team will make 3 visits to check on your home throughout the following year. We provide replacement filters during our inspections and check that the home’s systems are operating well. At the final 11 or 12 month inspection we bring in our trade partners to review the finishes and make sure that warrantable aesthetic issues are addressed.
